One example is private exclusive listing periods, which provide sellers with early access to the market without the publicity and harmful insights buyers might amass with immediate full MLS syndication to national real estate portals.
Another strategy is listing a property in MLS as "Coming Soon" for up to 21 days. This tends to activate a larger buyer pool and allows everyone time to prepare for day one on the market.
While no showings or listing syndication occurs during this "Coming Soon" period and no syndication to national real estate portals occurs, all offers must be presented. This means that experienced buyers may surface with offers during this time.
